Park Farm Kingsdon is a prestigious residential development of 5 detached and link detached houses together with conversion of a period barn into two dwellings.

1Conceptual Design and Planning Advice

We were favoured with instructions from the owners of a redundant farmyard and buildings on the edge of the village of Kingsdon.  We initially produced an outline design concept for a high quality residential redevelopment proposal which would enhance the village and create substantial development value.

Following our standard practice we undertook a Planning Feasibility Study, conducting pre-planning investigations with the Local Planning and Highway Authorities, and discussing our conclusions and recommendations with the client.

2Detailed Design, Planning Application and Marketing

We then undertook a more rigorous design process, transforming the agreed sketch concept into detailed plan, elevation and layout drawings.  Particular attention to detail was required in this sensitive location, within a Conservation Area and close to several Listed buildings.  As a planning team we are robust in achieving strong design which invariably results in high quality schemes which in turn generate optimum value.

The planning application was prepared, submitted and promoted to South Somerset District Council, and we maintained close contact with case officers and statutory consultees throughout the process, resulting in the successful grant of conditional planning approval.

Once the scheme was approved Park Farm was then marketed by GTH resulting in a successful sale at a favourable price for our client.

3Building Regulations and Construction

The developer purchaser was pleased with our design concepts and detailed house designs, and we were instructed to discharge outstanding planning conditions, assist with service connections, and to undertake submission of the building regulations.

A building regulations service forms part of our planning design service and in relatively short order we put together a sensibly designed construction scheme sufficient to meet current building regulation requirements. Our service included an assessment of the appropriate building methods in order to minimise construction costs whilst achieving a high quality and sustainable development.

We were also glad to help with professional support during the construction of the development including technical advice and certification of the build.  On this occasion the developer chose to undertake his own on-site project management, although this is a service also offered by our professional team.

4Completion and New Home Sales

We were subsequently pleased to advise on residential property values and following receipt of further instructions our New Homes Division have marketed the finished homes.
