Greenslade Taylor Hunt has recently established their own Charitable Trust in order that all donations to charities automatically receive Gift Aid.  As a local and regional firm, we have strong connections with our local communities and wanted our donations, small and large, to have the maximum benefit.

Strong interest in East Devon properties and land

October 2011

Despite the ongoing difficulties being experienced within the wider economy, Will Handel from Greenslade Taylor Hunts Honiton Office reports a successful auction of property and land in East Devon.

The auction comprised 5 Lots, with two having been sold prior to auction, and included three residential properties requiring modernisation in addition to agricultural land and resulted in a packed auction room and competitive bidding.

First on offer was Fieldhead at Luppitt which comprised a 2/3 bed bungalow requiring updating which having been guided at £225,000 was eventually sold after keen bidding for £293,000.

Blue Anchor at Payhembury comprised a period detached 2 bed cottage also requiring general updating and offering scope for alteration and/or addition which was marketed with a guide of £225,000 and sold for £250,000.

Beechcroft at Southleigh, a 2 bed woolaway bungalow requiring much updating and subject to an Agricultural Occupancy Condition sold for £100,000.

The land was keenly contested providing further evidence that the demand for good agricultural land remains strong. Considerable interest prior to the auction resulted in two lots being sold before the auction whilst on the day 4.49 acres sold for £38,000.

Will Handel, in the firms Honiton office commented ‘the auction system continues to be popular with vendors and purchasers alike, and for the right property with the correct marketing is a highly effective method of sale. Properties requiring updating and modernisation continue to be keenly contested whilst the land market has shown no signs of easing".

Record £5.386M Property Auction

Not only was Friday 24 June Mid Summers Day, but also the day on which one of the largest and most successful Auctions of Agricultural property in the South West was held. The Auction - possibly one of the largest to be held within Devon for many years unusually included two large Farms, together with other Agricultural property. With a one hundred percent success rate, the sale totalled £5,386,000. Held at the Padbrook Park Hotel, Cullompton; Auctioneer Tony Overhill FRICS and Partner in GREENSLADE TAYLOR HUNT's Tiverton office offered the mixed portfolio to a capacity audience of over three hundred interested parties.

Records Broken in Dairy Section at Sedgemoor

January 2012

The Winter Warmer collective sale saw 300 Dairy Cattle sold in front of over 200 people, which created a grand total in excess of £418,000 which set a new record, £23,000 more than the previous record that was set at our Christmas Cracker Sale just last month.

Calved heifers averaged £2260 with three lorry loads travelling back to Carmarthen, one to Kent and another to Leicestershire. We are a National Dairy Centre

The first large scale solar farm has now been completed and connected to the National Grid in East Devon. The four megawatt site near Axminster has been a long process but has resulted in a successful connection last Friday.

With a change in the feed in tariff scheme, many of these larger solar renewable energy schemes have not been completed and were put on hold following the drastic cutting of the feeding tariffs."

Over the last twelve months we have seen a marked improvement in returns for the sheep and beef sectors and most of the commodity sectors, albeit that in-puts have unfortunately kept pace with sales, leaving the bottom line not much better than before.

Despite promises and some wishful thinking on the part of some of our dairy men things have not moved much in favour of our dairy producers to date. It must be said though that the modest rises in milk prices from some milk purchasers has installed a glimmer of hope for better times ahead.

Records smashed at machinery sale

Greenslade Taylor Hunt’s Walford Cross Spring Machinery Sale has long been recognised as being the largest sale of machinery and effects anywhere in the South of England. This year the sale continued to grow with entries being 10% up on last year and turnover 12.5% up on 2010.

A total of 2,633 of both VAT and Non-VAT miscellaneous items were complimented this year by a record 787 lots of machinery and 92 tractors and vehicles, giving 3,518 lots overall being offered for sale by six auctioneers at any one time, starting at 9.30 in the morning and finishing at 5.55 in the evening.
