Act Now to Maximise Development Chance

Our Development land and planning specialists are marketing land at Great Torrington, which falls within the development boundary of the town.

The land off Hatchmoor Common Lane has already been identified as suitable for development in the joint North Devon and Torridge Local Plan (2011-2031).

“We believe that there is an immediate opportunity for the preparation and submission of a detailed planning application for development (principally housing and other ancillary land uses),” said Mark Chugg MRICS, Partner with GTH.

The land in total extends to 1.46 hectares (3.61 acres). It is bound by a housing estate and open space to the west, by a B road to the north, by Hatchmoor Common Lane to the east and by agricultural land to the south.

Some of the nearby land, which has been identified for housing in the Local Plan has already been granted outline planning permission and reserved matters consent.

Currently North Devon Council and Torridge District Council cannot demonstrate a 5-year housing land supply of deliverable sites within their district areas. This creates a presumption in favour of development and an opportunity to prepare and submit a detailed planning application for development.

The land for sale is part of a wider allocation for residential and educational development earmarked under the Local Plan for around 140 homes and a 210-place primary school.
