Development Site with Consent for Homes

Offers are invited for a residential development site on the edge of Bradworthy, near Holsworthy, Devon.

Development land specialists Greenslade Taylor Hunt are marketing the 3.58 acre (1.45 hectare) site at North Road, Bradworthy.

An outline planning application for up to 22 homes was submitted to Torridge District Council and validated in June 2021. The application has a resolution to grant permission subject to the completion of a Section 106 Agreement.

In her report Planning Officer Laura Davies concluded that the development would deliver affordable housing and that future residents would directly support existing services and facilities in the village.

The outline scheme would provide a mix of open market and affordable homes on a 70%/30% split basis. Of the affordable homes five would be social rented and one would be intermediate.

The proposed development will be accessed from North Road and this will require the creation of a new junction and access to the site. The 30 mph speed limit will also be extended past the site.

The developer will also pay £16,432 per additional primary pupil generated by the development towards the village primary school and £2,755 per secondary pupil towards transport costs to Holsworthy Community College.

There are also street lighting and public open space obligations that the developer must undertake.

Offers are invited on an unconditional basis, assuming grant of the outline planning permission, expiry of the Judicial Review challenge period and being free from challenge.

Submission of offers must be received by 12 noon on Friday, May 20.
