The land, which extends to approximately 3.81 acres (1.54ha) is earmarked for development within the adopted South Somerset Local Plan.
It sits within the Chard Eastern Development Area which has been designated for new housing, employment, two new primary schools, improvements to the local road network – including a bypass - plus sports and open space provision.
The land that is being sold is off the A358 and Chaffcombe Road, Chard, with road frontage to the West and South. The existing access is off Chaffcombe Lane. It abuts the built-up area of Chard and is within the town boundary,
South Somerset District Council is undertaking an early review of its Local Plan – the blueprint for development in the area.
By law it should be able to demonstrate a five-year housing land supply in the district area. However currently there is a shortfall and the council can only confirm a 4.2-year housing land supply.
The land is being sold by informal tender -with the sale conditional on the grant of detailed planning permission for residential development.
