The land, which extends to approximately 3.81 acres (1.54ha) is earmarked for development within the adopted South Somerset Local Plan.
It sits within the Chard Eastern Development Area which has been designated for new housing, employment, two new primary schools, improvements to the local road network – including a bypass - plus sports and open space provision.
The land that is being sold is sited off the A358 and Chaffcombe Road, Chard, with road frontage to the West and South. The existing access is off Chaffcombe Road. It abuts the built-up area of Chard and is within the town boundary.
It falls within the Chard Eastern Development Area (CEDA) – an area identified as the most appropriate location for strategic growth by South Somerset District Council.
The council is currently undertaking an early review of its Local Plan – the blueprint for development in the area.
The current plan has identified a need for significant development to meet the need for employment, housing, retail and associated amenities as well as improved highway infrastructure. This will be carried forward in the revised Local Plan.
The council has identified a need for at least 2,716 new homes as part of efforts to enhance the town, along with two primary schools and 13 hectares of employment land.
The land is being sold by informal tender on an unconditional or conditional basis (conditional on grant of detailed planning permission for development.)
