Residential Development Site Near Street

June 2022

Development land and planning experts Greenslade Taylor Hunt are marketing a site on the edge of the popular Somerset village of Walton. This is for up to six homes.

The site extends, in total, to approximately 0.58-acres (0.23-hectares) and is currently in agricultural use. It is located to the west of Walton, near the ever popular towns of Street and Glastonbury.

An outline planning application was submitted to Mendip District Council and validated on 1st May, 2020. The application is pending approval, subject to Natural England and the council agreeing a suitable phosphate mitigation strategy. The site falls within the protected Somerset Levels and Moors Catchment area (phosphate zone).

The seller has additional land available that could be used for phosphate mitigation. This is available either to buy or lease, subject to negotiation.

GTH’s specialist New Homes team propose the scheme is value engineered through the reserved matters application. They have suggested the larger homes are placed at the rear of the site, with the smaller properties fronting Main Street. All the homes are open market.

Offers, on either a conditional or unconditional basis, are invited. The deadline for the submission of offers is 12 noon on Friday, 22nd July 2022.
