A desirable parcel of land, which has been identified as suitable for up to 20 homes, is on the market with development specialists Greenslade Taylor Hunt.

The North Devon and Torridge Local Plan has earmarked the land off Cobbaton Road, Chittlehampton, near Umberleigh, for housing, including affordable homes.

Currently the council cannot demonstrate a five-year housing land supply of deliverable sites within the district.

GTH Partner Mark Chugg MRICS said: “There is an immediate opportunity for the preparation and submission of a detailed planning application for development in relation to the allocation.

“There is a further opportunity to incorporate the balance of the land within a detailed planning application for development given the shortfall in land supply.”

By law, councils must show a five-year housing land supply of deliverable sites. North Devon and Torridge District Council falls short, and can only demonstrate just over four years supply.

This means that it should be minded to approve deliverable applications, which will help it meet the five-year target.

The site at Cobbaton Road extends to 4.97 acres (2.01 hectares) and falls within the development boundary of Chittlehampton, and could provide around 20 homes, including affordable housing.

The site is for sale by informal tender with offers invited on a conditional basis on the granting of detailed planning permission only.

The deadline for the submission of offers is 12 noon on Friday, 18th December 2020.
