Development land and planning experts Greenslade Taylor Hunt are marketing an attractive residential development site at Stratton, near Bude, Cornwall.

An outline planning application for up to 30 homes at the site – a mix of open market and affordable properties has been received by Cornwall Council and is due to be determined shortly.

The picturesque site is on the Southern fringe of Stratton, close to the town centre. Bounded by housing estates, agricultural land and Howells Road it extends to 3.71 acres. The proposed development would comprise up to 30 homes – 20 open market and 10 affordable.

The scheme will be accessed via Howells Road, which will require a new junction. The proposed development would include the new access, public allotments, car park and public open space.

The proposal is also subject to a draft Section 106 Agreement, which is subject to legal consultation, but is likely to include contributions of just under £140,000 for education, highways and other infrastructure.

Stratton is a thriving town, while its larger neighbour, Bude, sits amidst the rugged North Cornwall coastline making it a favourite with those wanting to enjoy the plethora of leisure opportunities this spectacular coastline affords.

Offers are invited for the land and interested parties have until midday on July 30 to submit applications. For more information and to arrange a viewing please email landplanning.taunton@gth.net or call 01823 334466.
