Site with Outline Planning for up to 50 Homes

Development land specialists Greenslade Taylor Hunt are marketing a significant residential site with planning for up to 50 homes.

The site off Church Street, Merriott, extends to around 4.94 acres (two hectares) and is about half a mile from the village centre.

South Somerset District Council gave the go ahead for up to 50 homes on the site subject to a range of 17 conditions in February 2020.

These include that 35% of the homes are affordable housing. Financial contributions of around £326,988 are also required.

However, the site falls within the Somerset Levels catchment area, which means the council cannot determine a reserved matters application in relation to the site until Natural England has approved a phosphate mitigation strategy for the site.

The site’s vendors have land available within the appropriate catchment area, which could be used as a wetlands solution. The buyer would be responsible for the implementation of the solution.

The attractive village has a good range of facilities and amenities including an award winning café.

Offers on an unconditional or conditional basis of Natural England approving the phosphate mitigation strategy are invited. These must be received by 12 noon on Friday, January 28 2022.
