The project has been a major undertaking and the seeds of the successful deal were sown when GTH’S Development and Planning Partner Graham Ford initially provided professional advice to vendor Judith Webb around 12 years ago.
Mr Ford said: “We were very pleased to pull this complicated project together. This was a classic case of the sum of the parts exceeding the value of the whole.”
Rossholme, on the fringes of the village of East Brent, near Weston-super-Mare, is steeped in history. Originally the village vicarage, it became a girls’ school in 1940 when Rossholme relocated from Weston-super-Mare. More recently it has been run as a successful holiday lettings business.
It has been the family home of current owner Judith Webb since 1956. Her mother Mrs E.M. Griggs joined the teaching staff in 1954 and was the much- respected head from 1956-1986. Following a groundbreaking career in the army Judith, who was the first woman to command an all-male field force squadron in the British Army, took over the reins of Rossholme in 1986.
Members of GTH’s planning team spent many months securing planning consents for change of use for different elements of the large site to residential use along with detailed planning permission for two building plots and change of use of the school hall to a private dwelling.
Further technical work was carried out to ensure each of the properties had its own services and separate water meters.
This detailed work and comprehensive approach paid dividends. Three of the properties went to auction with Greenslade Taylor Hunt in November and were all snapped up. Another three went under offer a week later.
The final stage has seen the subdivision of the main school building, now divided into two homes, a third separate dwelling and another house undergoing a partial conversion.
Mrs Webb is now looking forward to the next chapter and a move to South Somerset later this spring.
