Justin Lowe, MRICS, Partner at Greenslade Taylor Hunt, reports on a successful year of property auctions, despite the challenges of the pandemic.

Following 16 months of remote auctions held during the lockdown the firm’s first live hybrid property and land auction took place in October of this year.

“It was wonderful to see an auction room full of clients and buyers again competing against our online buyers from all over the country.

Highlights have included the sale of Godhams Farm, Wiveliscombe, near Taunton. The farm itself was first documented in the 14th Century, while the current residential holding is now centred on a 17th Century period farmhouse.

This beautifully situated historic residential holding enjoys complete privacy and seclusion and breathtaking views of open countryside.  

Set in about 26 acres it was offered for sale in need of substantial roof repairs and refurbishment. Guided at £700,000 this unique property attracted strong interest and finally sold for £850,000.

Demand for land continues to be strong with an attractive parcel of permanent pasture land situated in an elevated position at Ham Hill on the edge of the village of Montacute, near Yeovil, smashing its pre-sale estimate of £50,000.  The land extended to approximately 2.84 acres (1.15 Ha) and sold for £101,000.

A re-development opportunity comprising a pair of properties at Cathole Bridge Road, Crewkerne, also appealed to a number of buyers. In need of modernisation and guided at £250,000 it went on to sell for £315,000.

Illustrating the power of the auction room was The Dye House, Holford, sitting at the foot of the Quantock Hills, near Bridgwater.

The property required complete renovation and had seen a number of private treaty sales fall through, but sold successfully via livestream auction. It had a guide price of £275,000 and went on to sell for £339,000.

Meanwhile a block of productive pasture land at Westhay, near Glastonbury, sold for £472,000. The 85.20 acres had been guided at £350,000.

Property auction dates have been set for 2022. They will be conducted in the auction room, unless Government guidelines direct otherwise. However there will also be an online bidding option together with telephone bidding providing flexibility and choice for buyers around the country.
