2020 has seen more than its fair share of property market rushes following the announcement of the stamp duty holiday, the lifting of lockdowns and local restrictions, and a bigger appetite to move. But one we see every year is the New Year rush.

So why do so many people decide to move in the New Year?
The Christmas break allows many people to have some kind of extended break from the hectic day-to-day life of work and school. This break gives us a second to breathe and revaluate what we need from our property, and if it’s time for a change.

There are also those who made the decision to sell in the autumn may hold-off until after the festive period so that they aren’t juggling viewings amongst the Christmas preparations.

When do I put my property on the market?

Owen Setter, Residential Manager from our Langport office says, “If you’re looking to get your property on the market ready for the New Year, then make sure to book a market appraisal before Christmas.”

“Once instructed, your agent will need to take professional photos of your property, make marketing materials and list your property on our website and other property portals. While this can be done quickly, it’s best to start the process before Christmas to get you on ready for the New Year.”

As well as this, Rightmove regularly reports extremely high traffic to their website in the week following Christmas, most notably on Boxing Day. Getting your property on now not only means we can get you on for the New Year rush, but also get your property in front of the many people browsing while enjoying a mince pie.

Are there better times to sell?
The truth is, any time of the year comes with both positive and negative reasons to sell. Traditionally, late spring and early summer months have been the most popular, and while it’s certainly a great time to move, it also has the most competition which can slow the process of finding the right buyer.

Winter months are proving ever more popular. While the shorter, darker days don’t always show off the property in the best light, buyers tend to be more committed to moving which can result in less fall-throughs and better offers. There’s also less competition which can be a huge bonus if you’re looking for a speedy sale.
