In recent times Venn Lakes, Winkleigh, Devon, have been used for private fishing and recreational purposes.
However planning permission, granted in 2016, does enable commercial fishing use if desired. Additionally consent has recently been granted for a bailiff’s office, store and toilet facilities.
There is also potential for the creation of a fishing/holiday business with scope for the installation of lodges or glamping facilities, subject to any necessary consents.
Venn Lakes occupies an attractive position adjacent to the A3124 Winkleigh to Great Torrington road, set within beautiful, unspoilt Devon countryside.
The well-established fresh water lakes are currently stocked with coarse fish species. They are fringed with waterside plants and wide, well maintained grassed banks. A number of timber pontoons have been installed, useful for fishing, boating and other water-based activities.
Both lakes have small islands for ducks and other nesting wildfowl enhancing their leisure and amenity appeal. The whole site extends to 5.57 acres. A number of mature oaks skirt the boundaries enhancing the parkland feel to the site and creating a lovely backdrop to the lakes.
The current vendors have improved road access to the site and created a large parking and turning area. Mains water and electricity supplies have also been connected.
