The sale presents purchasers with the opportunity to acquire a parcel of agricultural land with a very useful secure building and stoned yard with direct access off Limington Road, to the east of Ilchester. The land comprises a manageable enclosure of level permanent pasture conveniently located close to the village of Ilchester. The sale would appeal to a range of buyers including small holders, other amenity users and farmers within the area.

We understand that the land is of Grade III on the agricultural land classification map.

The land is level lying and enclosed by both natural hedgerows (two sides) and watercourses (two sides). The field parcel benefits from being stock fenced within the field hedgerows.
The property is accessed off Limington Road through a sheeted 12’ galvanised gate onto a road crushing surfaced yard in front of the 30’ x 20’ mono pitch box profile steel frame building with shutter door and pedestrian access door. The building has 6” reinforced concrete floor, box profile cladding and a fibre cement roof. There is a further concrete apron and water trough that has accommodated a timber loose box. From the village of Ilchester, take Limington Road travelling eastwards towards Limington. After approximately 450 metres the land will be found on the right hand side. The land is accessed via a sheeted 5 bar gate next to Colebow Lane/track. The property is demarked with a post box and the name of ‘Three Acres’.
