The land benefits from good access, and the larger parcel enjoys river frontage and fishing rights to the River Tone. Lot 1 -”Stedhams” - in all about 20.35 acres
Guide Price: £175,000
A single enclosure of mostly level and productive arable land, with frontage and fishing rights to the River Tone. It includes a small area of copse, and a public footpath crosses to the southern boundary. This land is the subject of a Flood Land Management Scheme which dictates that it must be used as pasture land, grazing land or for arable cropping (excluding root crops), and that it must be managed in accordance with the management scheme agreement (further details are available from the Agents). Nonetheless part of this land may be deemed to occupy a strategic location for future alternative uses, as it abuts the Wellington Sewage Works, and may therefore offer potential for alternative uses in the future (subject to planning and approval in management scheme terms).

Basic Payment Scheme

The Vendors agree to transfer the ongoing entitlements to the Purchaser subject to receiving written instructions.
