Land and planning experts Greenslade Taylor Hunt acted on behalf of the vendor in the sale of part of Capitol Farm, West Street, Bishops Nympton, near South Molton to Mazzard Investments Limited.

 The site is an attractive residential development opportunity in the sought-after North Devon village.  it enjoys an attractive setting fronting the road with a village green and St Mary’s Church to the East and a children’s play area on the other side of the road.

The village has a thriving community with a community shop, village hall and a primary school rated “good” by Ofsted. It is within easy reach of South Molton.

Offers in the region of £460,000 were invited for the site, which extends to 0.7 acres (0.31ha). Eight homes for the open market can be built on the land, which is on the Western fringe of the village.

 It has hybrid planning permission for 10 homes plus a new access to the development and junction with West Street. The outline part of the planning permission is subject to 17 conditions and a Section 106 Agreements relating to financial contributions towards recreation and education.

 The vendor is retaining the Grade II listed barns, which have been granted listed building consent to convert into homes. These did not form part of the sale.
