About This Property
A delightfully quirky Grade II Listed detached period cottage set in an idyllic rural location within the sought after Yarty Valley.
Converted from a small barn in the 1990's and only Listed because of its former association with the neighbouring property, Moxhayes Cottage is unique and utterly charming. Principally constructed with massive stone walls and a block extension, set beneath a part galvanised and part tiled main roof, the accommodation currently provides a cosy sitting room with lovely outlook across the garden, a generous but unfitted kitchen with vaulted ceiling, two bedrooms and two shower rooms. The vendors have recently obtained planning consent from East Devon (ref: 21/2704/LBC) to reconfigure the internal layout, taking full advantage of the views, and renew part of the roof with contemporary standing seam roof creating a delightful period home with a modern twist.
From the lane, double gates give access to an extensive gravelled parking area, an excellent garage/workshop with light, power and ample storage. The garden is mainly laid to lawn interspersed with fruit trees and enclosed by traditional hedge boundaries, extending in all to just under 0.5 Acre and enjoying a stunning country outlook over neighbouring farmland.
The property is set in a lovely rural position at the southern end of the Blackdown Hills Area of Outstanding Natural Beauty and within 1 mile of the small village of Yarcombe with a thriving local community, boutique hotel, Church and village hall.
The towns of Chard and Honiton offer a good range of everyday shopping and banking facilities whilst the larger centre of Taunton lies approximately 13 miles to the north affording an extensive range of commercial, educational and recreational facilities befitting those of an important regional and administrative centre, together with a wide range of primary, secondary and further education facilities including three noted public schools.

Geraldine White
Assistant Branch Manager
Geraldine started with GTH in Chard in 1993, having previously worked for another company in the town for a number of years, and has been part of the furniture ever since. She is Assistant Branch Manager and a key member of this close knit team. Brought up in Ireland, her family then moved to a very pretty corner of East Devon near Axminster and she has been locally based since the early 1970's. There are two passions in her life, estate agency and horses and on both counts she is fiercely competitive. She hopes to compete with a new horse, a nine-year-old Arab gelding, named Raseem, later in the year. He is a half brother to the mare she has recently retired and Geraldine went all the way to Scotland to get him. Other interests include travelling, reading in the few waking moments left and long walks.
