Tenure

A private borehole is included upon Lot 3, although this water supply is not currently connected or utilised. A large rainwater collection tank is situated to the rear of the building in Lot 1. The purchaser of Lot 2 may be able to utilise any overflow water from this tank.The land will be sold without any mains services of any kind and prospective purchaser’s should make their own enquires as to the availability of mains water and any other services.


Basic Payment Scheme
The Vendors will be claiming and retaining the basic payment on the land for 2022 and the Purchaser will be required to farm the land in accordance with the cross compliance regulations until the 31st December 2022. If required, Basic Payment Scheme entitlements for the relevant area of land will be included in the sale and the Vendors agree to use their best endeavours to transfer the entitlements to the Purchaser subject to receiving written instructions. Fencing Obligation

Rights of way, Easements, Etc.
The neighbouring properties at Dingles Farm have a right of way over the entrance track to the land, with associated shared maintenance liabilities. We are not aware of any other rights of way crossing the land. The land, as far as required by the Vendors, will be conveyed, subject to all other public or private rights of way, easements, and wayleaves of telegraph and telephone poles, stays and wires, electric pylons, poles and cables, water and gas pipes at present erected on and passing over or under the property and subject to the agreements affecting the same (if any).
