About This Property

An attractive block of mature woodland and lake rich in wildlife, flora and fauna with excellent road access and frontage, in all about 16.82 acres. For Sale By Informal Tender

This beautiful parcel of woodland forms part of what was the parkland of Sandhill Park, a former mansion house located on the outskirts of Taunton with a rich history. Originally the drive ran from the lodge on the southeast boundary across the lake over an ornamental bridge but due to the construction of the Great Western Railway in the 1980’s a new access was built and since then the lake and ornamental bridge have fallen into disrepair. The potential exists however to restore the bridge with investment to create a superb historic feature and the potential to have a private fishing lake should you wish.

The woodland comprises a mixture of native deciduous trees which have been largely unmanaged being left to natures way creating a haven for wildlife, flora and fauna with regular siting of badgers, foxes, deer, woodcock, squirrels amongst others. In all the property extends to approximately 16.82 acres as shown on the attached Identification Plan and is being offered for sale as a whole.

The woodland is accessed via a right of way over the entrance drive to Sandhill Park.

The land is of freehold tenure of vacant possession available on completion of the purchase.

The land is for sale by informal tender. Tenders to be received in writing on the attached form of tender at agents Greenslade Taylor Hunt, 13 Hammet Street, Taunton, TA1 1RN by 12 noon on Thursday 10th February 2022 marked ‘Offers for Woodland at Sandhill Park’. Offers should be made for the property as a whole as detailed within these sale particulars. The vendor is not obliged to accept the highest nor any other tender and has the right to accept a tender prior to the closing date.

There is a footpath which runs along the northern boundary and there is also a right of way in favour of the solar farm located to the east.

We are not aware of any designations currently affecting the property.

Please note there are some mature trees which have TPO’s.

The land is currently registered for VAT which will be payable in addition to the sale price at the prevailing rate.

We are not aware of any mains services currently connected. Perspective purchasers must make their own investigations as to the availability of connecting to any nearby supplies.

The woodland is located on the driveway to the prestigious Sandhill Park, a development of high value houses. The village of Bishops Lydeard is easily accessible and provides an excellent range of day to day amenities which include a mini supermarket, butchers, pharmacy and health centre, primary school, pub, church and village hall. Bishops Lydeard is located at the foot of the Quantock Hills which are designated as an area of outstanding natural beauty. The area is also well placed for easy access to the Exmoor National Park and Northern coastline. The County Town of Taunton is about 5 miles away which is renowned for its extensive facilities and also has access to the M5 motorway and mainline inner city rail link.
