Zack Dennington AssocRICS, who is based in our Yeovil and Taunton offices, explains the role of a Commercial Surveyor and gives an insight into his daily activities, as well as providing some useful tips to consider if you are looking to buy or sell commercial property.
What does a typical day look like for you?
A day in the life of a commercial surveyor often begins with some office based work. Typically, I’ll spend part of the morning catching up on emails, writing reports, responding to clients and progressing deals.
Due to the nature of the job, there’s so much variety in the tasks we undertake that it’s vital to keep on top of our diary and workload.
What kind of work might you cover?
All of the work we carry out, whether it be agency or professional requires time spent on-site. We measure the properties, make observations, notes and assess the varying aspects of a property.
Here at GTH, we’re fortunate that this on-site work takes us around the West Country. This varies from a picturesque journey through the countryside to a charming building in a rural village, an industrial unit on the M5 corridor or a retail premises in a town centre.
Once back at the office after our site visits, its back to keeping on top of emails, reports and communication with our clients, as well as any ad-hoc administrative tasks that come in through the day.
What’s your favourite part of the job?
I love the variety of our roles. No two days are the same and we find ourselves always on the move. A highlight for me especially is dealing with the charming buildings in small rural villages, the farmers who are looking to diversify by converting their buildings into industrial premises and the variety of businesses and individuals we meet on a daily basis.
Tell us your biggest tip for someone looking to sell or buy a commercial unit?
Should you be looking to sell a commercial property, a key tip is to understand the current market conditions and activity levels to be able to manage expectations. Like any market, the commercial market fluctuates in activity and has certain busy points throughout the year.
Additionally, consider what state to sell your property in. Sometimes, small amounts of work can make a big difference in marketing, whether it be tidying up the gardens, clearing out rubbish from inside or a lick of paint to freshen up the overall look and feel.
If you are looking to buy a commercial property, it is important to understand the requirements of your search. How much space does your business need and what facilities do you require, whether that is a yard for deliveries, three-phase power for machinery, or a high street presence for footfall. Understand what areas could work for your business, taking into consideration things such as commute times for employees and how close the local amenities are.
