Agricultural Market Trends and Opportunities

In recent months, agricultural land prices around the region have continued to strengthen. Greenslade Taylor Hunt’s recent sales demonstrate the continued demand for land despite the proposed Inheritance Tax (IHT) changes and temporary loss of the Sustainable Farming Incentive (SFI). Competitive bidding at auction is common, along with strong tenders and keen parties at private treaty. 

The demand is for a whole host of reasons, with some taking advantage of once in a lifetime opportunities on their doorstep whilst others have an appetite to either grow or downsize their existing business or portfolio. There is also still much interest from non-agricultural buyers, including the amenity and environmental sectors for tree planting, carbon off-setting, carbon sequestration and rewilding, and these are likely to have an increasing influence on land values in the years ahead.

The market does remain sensitive in places though, particularly for less versatile land with poor access, which has typically relied upon the previous government support schemes. In such circumstances the same upwards trajectory might have levelled off, but as always, the key in any successful property sale is prudent pricing and quality presentation. It’s also worth bearing in mind that first impressions count and rural properties tend to look at their very best in the spring and summer months.
