Successful sale of commercial deer farm

A “one-off” residential holding in an outstanding rural position set between Dartmoor and Exmoor has just been successfully sold by agricultural property specialists Greenslade Taylor Hunt.

Horridge Farm at Ashreigney, near Chulmleigh in Devon, was on the market at a guide price of £1.8M.  It was operated as a commercial deer farm by the vendors, who have now retired.  They had owned the farm since 1989 and at its peak the holding carried a total of about 350 head of deer.

Richard Webber, Partner in charge of the firm’s South Molton office, said: “The sale of Horridge Farm provided prospective purchasers an extremely rare opportunity to acquire a versatile rural property, affording an eclectic mix of residential, development, agricultural and amenity appeal.”

The superb property, which extends to around 112.63 acres, had attracted plenty of interest from a number of parties. The successful buyers are from a farming background.

As well as its agricultural appeal, the property has much to recommend from an aesthetic perspective.  The farmhouse takes full advantage of the wonderful views and has been designed with an upside down layout to maximise its situation.  Converted from a traditional stone barn the five bedroomed property retains many original features, while incorporating the best of modern comforts, also incorporating a self-contained annexe with scope for providing holiday rental income.

The farm buildings have been specifically designed for deer handling and the land is deer fenced.

In addition, a large modern agricultural barn on the farm has recently been granted Class Q consent to create a four-bedroom detached home in this fabulous setting.
