Extra Marketing Effort Ensures Successful Sales of New Homes

Effort, effort, effort sometimes trumps location, location, location, in shepherding development deals across the line.

An initial flurry of interest in a high-end energy efficient new build development of six detached homes in the desirable location of Compton Dundon, near Street, saw four of the homes purchased, but two remained stubbornly on the market for more than two years with the previous agent.

Frustrated with the lack of progress the developer, Smith Limited Development and Construction, turned to Owen Setter, Head of New Homes, for much-needed advice and a fresh start.

“I discussed a clear plan with him, suggesting holding off launching until after the school holidays, gave him some pointers in terms of snagging that needed sorting out, and other presentation issues, including suggesting that he carpeted one of the plots,” explained Owen. 

With these matters resolved Owen organised professional photos, including drone photography to make the most of the attractive countryside setting. 

The remaining two homes were re-launched, backed by excellent and extensive marketing tools, including quality brochures across all portals – our website, social media and within our Wells office.

Two new build homes

Four weeks on sales were agreed on these homes. Something that had not happened in over two years of unsuccessful marketing by the previous agent.

 “Each of the buyers commented that our efforts in marketing had encouraged them to view the homes. They had seen them marketed previously, but the quality of our marketing drew out the quality of the homes for them and encouraged them to view where they previously hadn’t thought it worthwhile,” said Owen.

Selling off plan and relying on CGIs and floorplans doesn’t work in all cases. 

“Being prepared to hold off until a beautiful, finished product can be marketed and ensuring that the marketing organised is top-notch, is the best way to ensure that you give yourself the best chance of achieving a sale,” added Owen.
