
5 Tips for Letting Out your Property

- Do your research - think about your target demographic and the market rate for your property - what are similar properties being marketed for in your area? If you are struggling with this, our lettings teams can help.
- Prepare your property - a property that offers a blank canvas is more appealing to prospective tenants. Neutral colours will allow renters to picture themselves living there and calling it home.
- Make copies of any keys that a tenant may need for windows and doors, and for gas and electricity meters. It is also a good idea to dig out instruction manuals for boilers, alarm systems, cookers and any white goods, so the tenant has them to hand as soon as they move in.
- Organise insurance - it is very important that your current insurer is made aware of your intention to let out the property as your policy will need to be amended. If you are renting out your property for any length of time, you will also need landlord insurance. Most landlord policies come standard with liability insurance, property damage and loss of income coverage, which reimburses you for rent lost as a result of the unit becoming uninhabitable.
