Make the most out of selling your home in the summer

Traditionally, the summer season is one of the most popular time to sell and buy property. If you’re considering selling your home this summer, here are several tips to help you make the most out of the season and appeal to potential buyers.

 

Enhance your kerb appeal

We talk about ‘kerb appeal’ year-round, but the summer is where you can really maximise it. Take advantage of the sunshine and make the exterior of your home look inviting. Wash down window casings and fascias, maintain or spruce up any grass areas or potted plants, weed and clean pathways and drives, and ensure the entrance is clean and welcoming.
 

Create a comfortable indoor environment

It’s important to try to keep your home cool during hot summer days so that it’s pleasant for potential buyers during viewings. Consider opening windows to let in fresh air in, keep curtains and blinds closed up until the viewing time to keep the rooms in the shade, and don’t have hot elements on such as ovens and showers in the times leading up to the appointment time.
 

Outdoor spaces

Do you have a gorgeous patio that is a sun trap? Or the perfect BBQ cooking spot? Show it off! Make sure you maximise the outdoor spaces as much as you would the inside. If you don’t currently use your outdoor areas, consider staging certain areas with garden furniture to show buyers the potential the space has.

Extra tip: for gardens with lawns and/or flowers, make sure you keep everything looking fresh and well-kept. An unkempt garden can scream ‘high maintenance’.
 

Make the most of natural light

Ahead of viewings, open all curtains and blinds to let in natural light. It will make your home feel brighter and more spacious, creating a positive impression for potential buyers.

If you have voiles, consider removing them to avoid blocking out any light that might help make the room feel larger.
 

Energy efficiency

With bills rising, having an efficient home is now at the top of many buyers lists. Make sure to provide information about any energy-efficient features your home can offer.

Whether this is solar panels, a new boiler, insulated windows, water saving tools, or built-in efficient appliances – make sure to show them off. Whilst during summer we are using less energy, it’s a great time to remind your potential buyers how your home could benefit them year-round.
