Chance to Build in Sought-After Village

Development land specialists Greenslade Taylor Hunt have just launched an interesting building opportunity to the market in a thriving rural location.

A plot of land with outline planning permission for the construction of a home provides would-be buyers with the chance to build their own “Grand Designs” home.

The building plot is tucked away just off the village centre at Winsham, near Chard, within walking distance of all amenities.

Winsham has a real sense of community and offers all the essentials of village life including a pub, community owned village shop and Post Office and primary school.

In February 2022 South Somerset District Council gave permission for a single (open market) home with garage to be built on land off Church Street, Winsham. No Community Infrastructure Levy will be charged if the project is undertaken by a self-builder, however it will be levied if a housebuilder or developer is involved.
GTH are quoting a guide price in the region of £450,000 and all offers are on an unconditional basis. Offers must be submitted by 12 noon on Friday, March 3, 2023.

The seller has a phosphate mitigation strategy in the form of a package treatment plant, with effluent discharging to a drainage field. This would be sited to the south of the plot.
