Somerset Council granted detailed planning permission for nine open market homes on the land at Toy Farm, Castle Cary Road, Lydford-on-Fosse, in October 2025.

The site falls within the Somerset Levels and Moors catchment area. The seller has made an agreement to buy 4.5kg of phosphorous credits to mitigate the phosphorous load and has paid a deposit of £31,000. A further £124,000 will be required to address the phosphate issue.
The seller is also carrying out the Biodiversity Net Gain (BNG) plantation works and will retain a section of the land. The aim of BNG is to ensure that any new development sees an improvement in the natural environment in which it sits.
