Development site with planning for homes

Land with detailed consent for two open market properties is for sale via development land and planning specialists Greenslade Taylor Hunt.

The firm is marketing a tucked away site within the centre of Queen Camel, near Yeovil, at a guide price of £250,000.

The site adjoining Jalna off the High Street extends to around 0.33 hectares (0.82 acres) and offers further development potential, subject to planning.

In January 2025 Somerset Council granted detailed planning permission for the change of use of the land from agricultural and the construction of two open market homes with garages, landscaping and associated infrastructure works.

Both plots will comprise two three-bedroom houses each with a detached double garage and individual driveways.

The development falls within the council’s phosphate mitigation area. This means developers must put measures in place to reduce the impact of new developments on local water courses.

The so-called N ruling has resulted in planning applications across the county stalling because of a lack of effective mitigation.

However, at this site the seller has bought the necessary credits, to ensure the development can go ahead.

The deadline for the submission of offers is 12 noon on Friday, June 6.
