Exceptional Site In A Hamlet Setting
August 2026
Development land and planning specialists are marketing a residential site with detailed planning consent for five open market homes.
The site on the edge of East Knowstone, near South Molton, Devon, is on the market at a guide price in the region of £600,000.
The proposed residential development site at Eastacott Farm, East Knowstone, would comprise three, three-bedroom detached homes and two, four-bedroom detached properties – all with double garages. It extends to around 0.45-hectares (1.12 acres)
In July 2024 North Devon Council granted Class Q prior approval for the change of use of agricultural buildings into five homes.
Subsequently, in March this year, the council granted detailed planning permission for the demolition of the existing agricultural buildings to build five homes and related work subject to 22 conditions. A Section 106 agreement, which will require cash contributions to mitigate the development was also stipulated.
This figure will be in the region of £67,000 and will include help fund primary and secondary transport, recreation, secondary education and a monitoring contribution.
The deadline for the submission of offers, which are invited on an unconditional basis, is 12 noon on Friday, September 4.
