Immediate opportunity for housing development

July 2023

A significant parcel of land which has already been identified by the local council as suitable for residential use could be developed now according to planning experts.

The land off School Lane, Great Torrington, Devon, extends to approximately 1.77 hectares (4.37 acres) and forms part of a wider allocation earmarked for housing development by the North Devon and Torridge Local Plan of around 70 homes.

Mark Chugg, Partner in charge of the Development Land and Planning Department at Greenslade Taylor Hunt, explained: “We believe there is an immediate opportunity for the preparation and submission of a detailed planning application for development – principally housing and other ancillary land uses.

“We are of the opinion that the land could be brought forward on its own without the remainder of the allocation.”

This is because some of the land forming part of the policy allocation at Hatchmoor Common Lane has already been granted planning permission, meaning a precedent has been set. In addition the land on offer falls within the development boundary of Great Torrington.

Offers on a conditional basis are being accepted for the site. The deadline for the submission of offers is 12 noon on Friday, September 1.
