New Homes Site with Detailed Planning Consent

Development land and property specialists Greenslade Taylor Hunt are marketing a residential development site with permission for seven open market homes in a favoured South Somerset village.

The site at Sunnydene Farm, Keep Street, West Camel, near Yeovil, was granted detailed planning permission in December 2022 for the demolition of the existing farmhouse and outbuildings and the erection of seven open market homes plus associated infrastructure.

The scheme comprises a mix of semi-detached and detached two, three and four bedroom homes, three with double garages and the remainder with car parking spaces.

A scheme has an approved phosphate mitigation strategy in the form of replacing the existing septic tank with a package treatment plant. 

West Camel is a picturesque small village, close to Yeovil and Sherborne. It is popular with walkers as the Leland Trail, a delightful walking route passes through the village. The trail follows the route taken by John Leland during his 16th century survey of Britain.

The site is set in open countryside along a no through road, but not far from the A303 making it convenient for commuting.

The site extends to approximately 0.35-hectares (0.87-acres). A field to the south of the site extends to approximately 0.46-hectares (1.13-acres) and is available by separate negotiation.

The site is being offered in part (Plots 1-5) with the seller retaining Plots 6 & 7. The seller is seeking a Joint Venture Agreement (JVA) of Plot 6 with the buyer of Plots 1-5. The details of the JVA are subject to further discussion. The seller is seeking the buyer of Plots 1-5 to fully service Plot 7, build the plot to shell and fully pay the CIL for the whole site and provide an indemnity.

Offers on an unconditional basis must be received by midday on Friday, June 2. A series of view days will be held on site from 10am-12noon on Thursdays, April 27, May 4, 11 and 18.
