New lease of life for former garden centre

A long disused plant nursery, which could trace its origins back to the 1850s, has a resolution to grant outline planning permission for up to 70 homes in South Somerset.

The site at Merriott, near Crewkerne, is on the market with development land and planning specialists Greenslade Taylor Hunt and could provide much-needed homes.

In June 2024 Somerset Council resolved to grant outline planning approval for the site at Higher Street and Shiremore Hill, Merriott. It extends to around 5.05 hectares (12.49 acres)

The consent is subject to 27 conditions. The successful developer will also be expected to contribute approximately £1M towards local services including healthcare and education. This figure could rise or fall depending on the number of homes built.

The proposed residential scheme would provide a mix of open market (45) and affordable (25) homes. The affordable properties would comprise 18 social rented, six first homes and one in shared ownership.

Many planning applications in the county have been stymied by a High Court ruling, which requires a phosphate mitigation strategy to be in place to reduce the impact of new builds on the environment.

Here an on-site package treatment plant, which would be run by a statutory sewage undertaker and regulated by the Environment Agency is proposed.

A series of view days is being held at the site to give prospective purchasers an opportunity to see what is on offer.

Viewings must be pre-booked and are available between 10am and 12 noon on Wednesdays, December 11, and January 8 and 15.

The deadline for the submission of offers is 12 noon on Friday, January 24, 2025. Offers are invited on an unconditional basis.
