Residential development at former station site

The chance to build homes with detailed planning consent in a favoured village on the Blackdown Hills is being marketed by development land specialists Greenslade Taylor Hunt.

The site off Station Road, Hemyock, extends to approximately 0.52 hectares (1.3 acres) and was previously the location of the railway station which served the St Ivel dairy processing plant until its’ closure in the 1990s.

The Blackdown Hills are a designated Natural Landscape – the new name for Areas of Outstanding Natural Beauty. The name change is aimed at putting their importance on a par with National Parks. Hemyock is the largest village in the hills and is well-served with amenities including a doctor’s surgery, primary school and pub.

The village is also within the catchment area of Uffculme School – the secondary school was rated outstanding by Ofsted.

In July 2021 detailed planning consent was granted for 11 homes at the site off Station Road. A building has been demolished triggering the lawful commencement of development, which secures planning permission in perpetuity. 

In March 2023 a Section 73 Application was granted to vary condition 2 (approved plans). 

The proposed development comprises eight open market homes and three affordable properties. The make-up of the affordable properties can either be affordable rent, starter homes, discounted market sale housing or shared ownership or such other tenure as approved by Mid Devon District Council.

The site is on the market at a guide price of offers in the region of £750,000. Alternatively, the seller may consider a joint venture agreement or build licence. Submission of offers must be received by 12 noon on Friday, June 14.
Offers are invited on an unconditional basis. 

The seller will be paying the Section 106 contributions – estimated at around £15,634 (excluding indexation).
