Residential development opportunity in Dorset

Planning specialists Greenslade Taylor Hunt are marketing an appealing residential site with scope to build three open market homes in Gillingham, located close to the picturesque Blackmore Vale in North Dorset.

The location at Kentom House, Bay Lane, is close to the centre of Gillingham and comprises a detached three-bedroom home in need of renovation and a residential development site with outline planning consent for three open market properties.

It is on the market at a guide price of £625,000. Interested parties have until 12 noon on Friday, April 11, to submit offers on an unconditional basis.

Gillingham has been earmarked in the North Dorset Local Plan as one of the main towns in the area that will deliver the most growth with at least 2,200 dwellings expected over the plan period up to 2032.

This makes the Kentom House development a particularly appealing prospect. The three-bedroom detached house dates from the 1950s, while the residential development site is generally level and comprises part of the original garden. In total the plot extends to around 0.26 hectares (0.64 acres).

In October 2024 Dorset Council granted outline planning permission for three open market homes with off street parking, garaging and private outdoor amenity space.

The proposed development scheme will include a four-bedroom detached house and two three-bedroom homes.

All will have private off-street parking, private amenity space and the three-bedroom properties will have single garages.

The main house is well-proportioned and enjoys good natural light. It requires modernisation, but has gas central heating and plumbing.
