Residential land development opportunity

Land, which has been identified as suitable for up to 20 homes, is on the market with development specialists Greenslade Taylor Hunt.

The land off Cobbaton Road, Chittlehampton, near Umberleigh, falls within the development boundary of the village and has been pinpointed for housing by the joint North Devon and Torridge Local Plan.

There is an immediate opportunity for the preparation and submission of a detailed planning application for development in relation to this.

The site has already been the subject of a pre-application response when an application for around 52 homes – including 15 or 16 affordable homes was mooted.

The council’s response confirmed the principle of development on the site was accepted, but the approval of any proposed scheme will be dependent on further design, layout and landscaping details. It will need to provide a number of affordable homes.

The land is located to the west of the village and extends to around 2.01 hectares (4.97 acres).

The site is for sale by informal tender at an undisclosed guide price. Offers are invited on a conditional basis (conditional on grant of detailed planning consent). The deadline for the submission of offers is 12 noon on Friday, 12, July 2024.
