Scope For Open Market Homes With Rural Views

August 2026

A residential development site with outline planning consent for five homes within easy reach of the A303, is on the market with specialists Greenslade Taylor Hunt.

The land is situated off Touchstone Lane in Chard, close to the town centre, and extends to 0.6-hectares (1.49-acres). The proposed development is likely to comprise five large, detached homes with garages and gardens with views over the town and open countryside.

Any purchaser will need to submit a reserved matters application to detail the appearance, landscaping, layout and scale of the proposed development.

Somerset Council granted outline planning permission for the development in July 2025. This is subject to 18 conditions.

The site falls within the phosphate mitigation area of the Somerset Levels and Moors. To address this the existing septic tank will be replaced by a package treatment plant to discharge into the existing drainage field. The seller will install the necessary plant, and any purchaser will have the right to connect to it.
