Significant land sales across South West

Development land and planning specialists Greenslade Taylor Hunt pulled off some of the most noteworthy land sales in the South West of England in 2023 despite a shift in the dynamics of the development land market.

Highlights included Higher Winsford Farm, Abbotsham Road, Bideford, Devon. The farm was the subject of an Option Agreement with Bloor Homes. The sale completed in quarter two of 2023. The farm has outline planning permission (application number: 1/0105/2014/OUTM) for a mixed-use development scheme including up to 750 homes, together with associated infrastructure works. 

Prior to Christmas the sale of land off Tavistock Road, Launceston, Cornwall, completed. The land was the subject of an Option Agreement with Vistry Group. The land has reserved matters consent (application number: PA22/11183) pursuant to an outline planning permission (application number: PA19/05884) for 195 homes, together with associated infrastructure works.

In Burnham-on-Sea, Somerset, GTH set up a Landowners' Agreement between the 11 landowners and an Option Agreement with Barratt Homes Limited for land north of the town. The land comprises agricultural land and extends to approximately 91.65-hectares (226.24-acres). It may deliver 2,000-2,500 new homes, together with associated infrastructure works.

The firm also set up a Hybrid Agreement on land at Woolavington, Somerset. This included a Landowners' Agreement between the 10 landowners and a Hybrid Agreement with Persimmon Homes Limited. The land at Woolavington Road, Woolavington, comprises agricultural land and extends to approximately 61.39-hectares (153-acres). It is located just south of the Gravity Smart Campus which is set to deliver 7,500 jobs and new homes, plus retail, health, sports and other facilities. The vision outlined by the housebuilder includes 1,400 new homes, a primary school, mixed-use local centre and mobility hub, football pitches and equipped play areas.
