Land identified for up to 100 homes is being marketed by Greenslade Taylor Hunt at Martock.
Outline consent for a mix of open market and affordable homes was resolved to be granted by Somerset Council for the site on the western edge of the village in January 2024.
However, this was subject to the completion of a Section 106 Agreement, which includes works to offset the impact of phosphates.
Much of Somerset’s housing plans have been held up by a court decision requiring phosphate mitigation to minimise the effects of development.
With this in mind the seller of the land North of Coat Road, Martock, has purchased 4.38 kg of phosphate credits for an off-site fallow land management scheme.
The Section 106 Agreement will also decide the final housing mix – the plan currently provides for a combination of open market (65%) and affordable properties (35%).
The site is close to an existing housing estate and other land with outline planning permission for 35 properties.
Developer contributions of around £1M will be required for the scheme being marketed by Greenslade Taylor Hunt to proceed. This will include a sizeable financial input to education in the area.
The deadline for the submission of offers is 12 noon on Friday, April 26, 2024. Offers on an unconditional basis are being invited, assuming grant of outline planning permission.
