Site with consent for 78 homes near Wells

Development land and planning specialists Greenslade Taylor Hunt are marketing a substantial residential development site with outline permission for 78 homes close to the Cathedral city of Wells.
The proposed scheme at Glencot Road, Wookey Hole, is for a mix of open market and affordable homes. The bulk of the affordable homes will be social rented and the remainder first homes.
The site will be accessed via a new junction from Wookey Hole Road.
The plan was given the go ahead at appeal in September 2025 and is the subject of 19 conditions.
The land is just over a mile from the centre of Wells – England’s smallest city and home to a host of cultural and leisure amenities.
The site extends to around 6.8 hectares (16.8 acres) and comprises two agricultural fields plus a parcel of third-party land in the centre of the site.
The land is currently let via a farm business tenancy which expires in March 2026.
Offers are invited on an unconditional basis for the land. The deadline for the submission of offers is 12 noon on Thursday, March 5.
The landowner is particularly keen to hear from interested parties who have a track record in delivering affordable housing.
In 2020 the landowner entered into a Promotion Agreement with land promoters Gladman to secure outline planning permission for residential development on the site and subsequently dispose of it.
The site is not subject to Community Infrastructure Levy (CIL) so no charge will be levied by Somerset Council on this development.
