Somerset Local Plan Consultation
Somerset Council has just initiated the first stage of public consultation on the emerging Local Plan. There will be a number of consultations over the coming years, with the Council aiming to adopt the new Local Plan in 2029 While each stage is important, the current consultation provides an opportunity to influence the direction of emerging policies from the outset, before any decisions have been made.So if you are keen to promote your development interests or would otherwise like to have a say in the future development of the county, now is the time get involved.
The current consultation deliberately covers high level issues. Perhaps most significantly, it outlines a provisional hierarchy of towns and villages, between which most new development will likely be distributed. Responses submitted at this stage will then be used to inform the preparation of detailed policies and site allocations for the emerging Local Plan.
The Somerset Local Plan Consultation will run for five weeks from Friday 19th June to Friday 24th July 2026.
Rolling Call For Sites In Somerset
At the start of 2025 Somerset Council ran a Call for Sites (CFS) inviting landowners, developers and promoters to submit their land for residential and/or employment development as part of the new local plan.The findings of the assessment have been used to inform the ‘Interim Housing and Economic Land Availability Assessment (HELAA) Report'.
Following the publication of the ‘Interim HELAA Report’ Somerset Council have re-opened the CFS, this time on a rolling basis. The process is the same as before, and once again they are inviting landowners, developers and promoters to submit land that is available for allocation within the emerging Local Plan for residential and/or commercial development.
While there is no fixed date for when the rolling CFS will close, the Council have confirmed that it will likely close in the lead-up to the next consultation on the local plan in September 2027.
