Strategic land opportunity in Mid Devon

An enticing potential residential development prospect close to a favoured school has just been brought to the market.
Land off Chapel Hill, Uffculme, close to the centre of the village and a well-regarded secondary school, could provide space for 40 homes, subject to the grant of the necessary consents.
In March 2025 Mid Devon District Council released a five-year housing land supply statement, which confirmed it has a shortfall of 411 dwellings on the numbers it should be providing.
“There is a window of opportunity to capitalise on the need for housing and this is likely to enable the land to be brought forward for development,” said Mark Chugg MRICS, Partner here at Greenslade Taylor Hunt.
The 2.7-hectare site (6.84 acres) of agricultural land has been turned down for housing in the past.
However, we have made representations to Mid Devon District Council about the suitability of the site for development.
The Government requires councils to have a Development Plan, which must be reviewed at least once every five years.
This requirement presents an opportunity to promote the land through the emerging Mid Devon Local Plan Review.
We are hosting a series of view days at the site during February and March so would-be buyers can see its potential. These must be booked in advance and will take place on Tuesdays, February 17 and 24 and March 3 and 10, between 9am and 11am.
Offers are invited on an unconditional basis or subject to a promotion, hybrid or option agreement between the landowner and either a land promoter or housebuilder.
