Strategic land offers development potential

An attractive opportunity to acquire land for housing close to the favoured beaches of North Devon is on the market with development land specialists Greenslade Taylor Hunt.

The land is situated in appealing West Down, a village close to Ilfracombe and Braunton, and within easy reach of Woolacombe, Croyde and Saunton Sands. The village itself has a range of day-to-day facilities and is home to a number of well-supported clubs and activity groups.

Land adjacent to Beechwood House, West Down, is on the market as a whole at offers in the region of £260,000 or is available in two lots.

Lot 1 comprises strategic land, which extends to 0.9 hectares (2.23 acres) and which has already been identified as suitable for housing. It is guided at offers in the region of £120,000.

A pre-application response from North Devon Council in August 2023 confirmed the principle for development at the site. The pre-application had suggested a residential development of around nine affordable homes with one open market home.

This provides the opportunity to promote the land for an open market housing scheme via the North Devon Council Local Plan Review.

Lot 2 comprises agricultural land and extends to approximately 4.11 hectares (10.17 acres). It is on the market at offers in the region of £140,000.

The deadline for the submission of offers is 12 noon on Friday, July 12.
