Easter is traditionally the time for the property market to pick up a gear, but in Chard prices have been motoring ahead since the start of the year.
James Waterman, Associate at Greenslade Taylor Hunt’s Chard office, confirms the trend. The branch has sold 27 homes in the past month alone.
This endorses new data from Rightmove, the UK’s biggest property website, that the Somerset town is the nation’s number one sales hotspot with the number of sales agreed more than doubling (+123%) compared to this time last year.
The charge is driven by a demand for detached homes helped by more supply and lower mortgage rates than at the peak in July last year.
James said: “After a seasonally quiet tail end to 2023 we had expected to come back after Christmas to a steady market, however we were delighted to see the impact of a cocktail of cooling mortgage rates and pent-up demand.
Chard has always been an area in high demand with affordable house prices, stunning countryside and easy links to the Jurassic Coast, but the level of demand that we saw in January was only equalled at the height of the pandemic.
We have always known what a gem the town of Chard and surrounding areas are and it is good to see that this is now being widely recognised by an ever-increasing number of house-hunters.”
The town has much to offer across the property spectrum from the convenience of modern properties to the charm of listed homes with character. It is also in a great position – just a 20-minute drive from the attractions of Lyme Regis and the Jurassic Coast – and without the hefty price tag.
