Development land and planning specialists Greenslade Taylor Hunt are marketing land at Stratton, near Bude, for up to 60 homes.
The site is on the Southern fringe of Stratton, and extends to around 3 hectares (7.45 acres).
It is available as a whole or in 2 lots.
The first phase (Lot 1) has reserved matters approval for 30 homes pursuant to an outline planning permission.
The proposed residential development scheme would comprise 21 open market homes and nine affordable ones. The affordable homes would consist of 70% social rented and 30% shared ownership.
The Section 106 Agreement forms a contribution towards local services that will be expected from the developer. This includes a monetary contribution, as well as on-site services.
Phase two (Lot 2) has been the subject of a pre-application enquiry to Cornwall Council. In response the council, confirmed that the land is within a sustainable location and the proposal is acceptable in principle, subject to further access, layout, scale and design work.
With this in mind an outline planning application will be submitted in Spring 2025 for the second phase.
Interested parties have until 12 noon on Friday, January 31, to submit offers for the site, either as a whole or for lot 1 or 2.
