Now is a great time to sell at a property auction

Experienced auctioneers Greenslade Taylor Hunt are reflecting on an outstanding year of property auctions which saw a range of agricultural land, residential and commercial property go under the hammer.

Prices of note in 2024 included £199,000 for a single parcel of 9.93 acres of land at Fiddington, near Bridgwater. This was well in excess of the pre-sale guide and equated to £20,000 per acre.

Meanwhile two acres of attractive amenity, pasture land at Croscombe, near Wells, sold for £66,000 – dwarfing its £25,000 guide price.

A spacious three-bedroom farmhouse in a stunning, peaceful location, at Benville, near Corscombe, Dorset, was another of 2024’s highlights. It attracted a good deal of interest, and sold for well in excess of its guide price. The gavel falling at £559,000.

The property was subject to an agricultural tie – meaning it must be occupied by people engaged in farming or a similar rural enterprise. However, this restriction did not deter buyers and again shows the versatility of an auction sale for achieving competitive prices. The property includes an area of permanent pasture land and series of lakes, in total extending to approximately 8.63 acres (3.49 ha) or thereabouts.

A commercial investment of flats in a converted church at Hatch Beauchamp, near Taunton, sold for £270,000 – again in excess of the guide price.

One of the more unusual sales was of Willow Cottage, a beautifully renovated home, which was wrecked by fire and left uninhabitable for a number of years. Despite its sorry state – and lack of planning consents - it sold for an impressive £202,000 - £52,000 above the pre-sale guide. 

Now the firm is gearing up for the first sale of 2025 at The Shrubbery Hotel, Ilminster, on Thursday, February 27, from 2pm.

Entries already confirmed include a development opportunity at Wellington. The premises at 55 North Street, Wellington, were recently used to temporarily house the town’s library, while the main library underwent a major re-fit.

Now the prominent property at North Street, which sits opposite the town’s fire station, is on the market at a guide price of £200,000. It has the potential to be converted into an attractive home, subject to the necessary consents.
