Premium prices at property auction

April 2025

Our auctioneers held an excellent collective land and property auction with potential purchasers queueing out of the door – eagerly awaiting to get registered.

The day saw a total of 23 lots go under the hammer at Batch Country House, Lympsham, with a number of lots having been sold prior to the auction due to strong interest.

Auctioneer and Partner at GTH, Robert Baker, said: “It was an excellent auction from start to finish which saw prices exceed vendors’ expectations. This started with the first lot of land at Banwell, which comprised one acre and achieved £117,000 far exceeding the guide price of £30,000.”

Other noticeable prices included 5.57 acres of land at Priston, Bath, which achieved £205,000. The land is bordered by a number of residential properties and generated a high number of amenity interest bids.

In addition to bare agricultural land lots residential properties also went under the hammer. A three-bedroom property requiring complete renovation achieved £176,000 from a guide price of £100,000.

Robert added: “It was brilliant to see a packed auction room, with the sale totalling in excess of £2.4 million.

In addition to in room bidders, we had a total of 16 bidders either online or on the telephone which added to the fierce competition on the day.”

GTH are conducting their next property auction on Thursday, April 24, from 2pm at the Shrubbery Hotel, Ilminster.

Entries are invited for the May auction on Wednesday, May 21, at the Aldwick Estate, Redhill.
