Strong Appetite For Renovation Projects

Hungry bidders snapped up a series of restoration and reconstruction ventures as auctioneers Greenslade Taylor Hunt report another successful property auction at the Shrubbery Hotel, Ilminster, despite the travails of the residential market.

The star lot of the day undoubtedly was Long Lye Farm at Buckland St Mary, Chard, brought to the market by the firm’s Chard agricultural department, for the first in generations.

This unique proposition, set in a beautiful location, offered the potential to renovate and improve the existing timber chalet bungalow, subject to the necessary consents.

The property’s wonderful, secluded position with far reaching views together with 30 acres of woodland, wildflower meadows and pasture land, wowed bidders who quickly eased the bidding past the guide price of £450,000. The hammer finally fell at £615,000 and went to a Bristol based buyer.

A delightful farmhouse for renovation at Cannington, near Bridgwater, was another perfect auction opportunity. This former farmhouse located within a picturesque village location, required a complete overhaul. Spirited bidding saw the hammer fall at £267,000 on a £200,000 guide.
Further highlights included 58 Fore Street in Chard comprising a Grade II Listed building previously occupied as a restaurant with bar and flat above, finally selling at £75,000.

Last up was Church View at Hewish which comprised a four- bedroom house in a wonderful village location in need of complete refurbishment. The Chard office had received strong interest in the marketing of this with a number of pre-auction bids but the decision was made to proceed to auction which paid dividends with a final sale price of £197,000, comfortably above the guide of £135,000.
