Strong interest from local and national buyers

May 2023

Greenslade Taylor Hunt reported another busy auction at the Shrubbery Hotel, Ilminster, where robust interest from both local and national buyers saw some strong prices achieved on a number of land lots around the Somerset area.

Three lots sold ahead of the auction including  a ‘once in a lifetime redevelopment opportunity comprising character cottage, buildings and land ’ at West Milton, near Bridport, Dorset, and a delightful three-bedroom cottage requiring modernising and updating.

Set in the sought-after South Somerset village of Dowlish Wake, the cottage enjoys a wonderful  position with west-facing gardens and off-road parking. A pair of picturesque fishing ponds occupying a convenient position on the edge of Bridgwater both also saw pre-auction sales achieved in excess of the auction guide prices.

On auction day, first up were two parcels of land at Knapp, North Curry, which saw the hammer go down at £79,000 for the first 5.66 acres and the second lot of 7.91 acres being bought by option at over £17,000 per acre!

The next lot comprised a delightful woodland and lake at Bishops Lydeard, West Somerset, which saw the hammer finally go down to an online bidder at £100,000.
Pasture land comprising 27 acres on the levels on the outskirts of Langport achieved circa £4,700 per acre with a small parcel of land at Curry Moor reaching just over £4,100 per acre.

Finally, a bungalow for modernisation at Ilfracombe achieved £140,000.

Greenslade Taylor Hunt report more and more buyers and vendors are turning to auctions as their preferred method of sale as they provide the certainty of being able to proceed.

There next round of auction sales take place on Thursday, May 4, at 2pm at the Aldwick Estate in Redhill, Blagdon, May 31 and June 28, at the Shrubbery Hotel in Ilminster, and on July 29, at the Batch Country House Hotel in Lympsham.
