Vineyard among varied lots at property auction

Auctioneers Greenslade Taylor Hunt are anticipating a busy autumn auction season as they prepare for their next land and property sale at The Shrubbery Hotel, Ilminster, on Wednesday, September 27, from 2pm.

The firm is renowned for its expertise in this specialist area and often brings unusual properties to the market. This month is no exception with a Somerset vineyard and pasture land among the lots on offer.

Quoted at a guide of £120,000 Curload Vineyard and pasture land at Curload, Stoke St Gregory, near Taunton, extends to 5.42 acres and comprises a delightful level area of land with a well-established vineyard extending to approximately one acre together with small coppice and amenity pasture land.

The vineyard was established just over 30 years ago with varieties of Seyval Blanc, Solaris and a few Muller Thergau, which thrive in the UK climate producing a pleasing white wine. In recent years overall yields have been around two tonnes of grapes giving around 1,100-1,300 bottles of still and sparkling wine produced under contract.

Orchard and amenity trees have been planted in the land, while the pasture land has been utilised for grass conservation and grazing. In addition, the land would be ideal for equestrian use with good opportunities for riding out in the local area.

Usefully planning permission has been granted for a welfare cabin on the site. This includes a small kitchen, sitting area and chemical toilet, to be heated by a woodburning cooker. Further machinery and storage buildings are contained within the area.

Other lots in the sale include a three-bedroom bungalow requiring modernisation at Martock, Somerset, which has a pre-sale guide of £425,000 and an interesting Grade II Listed detached cottage, dating back to the 17th Century at Barnstaple Street, Winkleigh. This “project” home has planning consent for a two-storey extension. Sat in a 0.25 acre plot it is guided at £250,000.
